How we got here

Using our Expectations Curve — adapted from Gartner’s Hype Cycle — we track each theme’s maturity from 2020 through to a projected 2030 position. The results aren’t uniform. Decarbonisation is accelerating. Social impact, we believe, has already peaked and is heading for a correction. Wellbeing is about to become measurable for the first time. And risk thinking is dangerously behind opportunity thinking across the board.

Four trends shaping the future of FM

Decarbonisation: from commitments to action

Most organisations have now set carbon reduction targets; the challenge is now about delivering against them. The next phase of decarbonisation will be defined by  implementation, data quality and genuine collaboration between clients and FM providers – replacing today’s default of like-for-like replacements with roadmap-aligned decisions.  As service-level emissions reporting becomes a real driver of procurement, organisations that can back up their progress with robust data will be best placed to succeed.

Wellbeing: creating healthier workplaces

The workplace continues to shape  employee health, engagement and productivity, and interest in the link between environment and wellbeing outcomes keeps growing. Technology, data and employee feedback are enabling more targeted approaches-  but the sector still lacks standardised KPIs to prove what actually works. Expectations are shifting from delivering wellbeing initiatives to demonstrating measurable, mental-health-focused outcomes.

Social impact: demonstrating measurable outcomes

Social value has become an a fixture of FM sustainability strategy but trust in the numbers is starting to crack — reported social impact figures currently range from 5% to 50% of turnover, depending on the methodology used.. The conversation is moving beyond  the headline numbers towards credible, harmonised evidence of genuine, longer-term impact. . Organisations able to demonstrate real outcomes — not just activity — will hold the advantage as client scrutiny increases.

Risks & opportunities: closing the gap between ambition and readiness

The sustainability agenda is becoming  inseparable to business resilience. Climate transition risk, modern slavery in the supply chain, and the arrival of AI are creating both exposure and opportunity for FM organisations, yet risk-thinking across the sector remains well behind opportunity-thinking. Forward-looking businesses are starting to close that gap, embedding long-term risk into strategic planning rather than treating it as an afterthought.
